PART 2-LET’S GO!!!!
Caroline and I decided to take a long weekend and fly in to Victoria. We planned our accommodation in Parksville and got busy searching for suitable properties in the area. Our real estate representative Mr. J. engaged our search engine and we were eager to find our dream home. It’s simple; get a pre-approval from our mortgage specialist, type in your home criteria like price range, size, type, square footage, # of beds/baths and away we go, right? We found about 15 somewhat suitable properties, saved them and sent them to our agent. As a well seasoned real estate professional who has countless transactions to my credit, I was not prepared for the reality of the current conditions.

To our dismay of the 15 initial properties we wished to view, there was only 1 that was not sold or under contract. The trip was booked and we were too motivated to let this minor setback hamper our journey, so off we went. With eyes wide open, the drive up island was nothing short of sheer fascination and discovery. We viewed properties far and wide, but fell short of securing our “dream home”. However the trip was not in vain, and we left with one huge takeaway which was knowing exactly where we wanted to land. In my professional opinion this is a monumental step in anyone’s real estate search when making a drastic change geographically speaking of course. LOCATION-check. PRICE POINT, SQUARE FOOTAGE, # OF BEDS/BATHS-check. # OF AVAILABLE PROPERTIES- ZERO.
The lack of inventory and high demand can only mean homes will sell quickly, most likely with competing offers, pushing price points up and diminish our ability to add sufficient subjects to protect ourselves as buyers. This is exactly what happened! We were outbid on homes that fell short of what we deemed “dream home” status and this left us feeling like we lost Round 1. Through the teachings of my partner, we kept a positive mindset, had a clear vision of what will transpire and let the universe speak.
